Join us at JNA

Come and see how we actually work.

If you have just passed your RES, or you are about to sit it, or you are with another team and it is not what you hoped, this page is the honest version of what joining looks like.

No income ladder. No screenshots of commission cheques. Just what the first 90 days actually contain, what I will do with you personally, and what it will cost you.

A conversation, not an interview. Evenings and weekends work.

Who this is for

Three kinds of people, and one who should not bother.

  • You have just passed the RES exam and you do not know which team to pick.
  • You are studying for it now, or waiting on a result, and you want to know what the first year is really like before you commit.
  • You are already licensed somewhere else and you are not getting the training or the mentorship you were promised.
  • You are looking for something that pays quickly without a lot of calls. This is not that, and it is better you hear it now than in month three.

The team

This is who you would be joining.

JNA Real Estate, inside PropNex. Six-time champion team, led by PropNex’s overall champion producer. The training calendar runs most weeks of the year and it is the reason I picked this team over the logo on the card.

Those are the team’s published figures and I am giving them to you as the team’s, not mine. Past results are historical and not a forecast.

What you get
to work with

You are not building the materials yourself.

Most new agents spend their first year making slides. These already exist, they are what the team uses in front of real clients, and you get them on day one.

Plus the listing presentation, the marketing proposal, the information kit and the negotiation deck. I have also recorded the training itself, so you get the sessions you were not in the room for.

Judge it yourself

Watch the team work before you talk to me.

The team publishes its actual project analysis on YouTube, in full. Not clips, not teasers. The same thinking you would be trained on.

Go and watch a couple of the project reviews. If the reasoning holds up to you, we should talk. If it does not, you have saved us both an evening.

Your first
90 days

Written down, so you can hold me to it.

1
The money, and what it has to be worth later Days 1–30 · the small win: 30 names and your first appointment booked
  • Kickstarter and Level Up. A month of training, then 9 weeks and 7 segments, each with a coaching day and a master demo.
  • 10 names a week, written down. Graded A to D. You call them. You do not text them.
  • Positioning, with me personally. Who you are for, and whether hunting or attracting suits you. Most new agents copy whoever trained them and lose six months finding out it does not fit.
  • You shadow me from week one, so you see a real first appointment before you run one.
2
Your own first appointments Days 31–60 · the medium win: you run them, with me in the room
  • You run it, I am there. MANT first, then concept planning, which is the retirement maths most people have never done. We debrief the same day.
  • Case studies. The 3 factors plus 1, taught on actual projects, until you can teach it rather than recite it.
  • Role play development selection. Everyone rehearses the first appointment. Almost nobody rehearses this one, and it is the one that decides the deal.
  • Your content starts. A working system, not advice.
3
The whole process, yours Days 61–90 · the big win: a client through all five steps
  • First appointment, case studies, development selection, unit selection, then viewings. The showflat comes fifth, by which point your client has a shortlist they chose and a ceiling they set.
  • Development selection on your own client. Filtering the whole of Singapore in front of them, showing what fails the filter as well as what survives.
  • We reassess at day 90. What is working, what to stop, and the next 90 days. Built with me and with my mentor, Jervis.

The deal

What I do, and what you do.

My side
  • Positioning and branding. 18 years as a designer, then years coaching people through career decisions. Working out what someone is for is the thing I am good at.
  • A 90-day plan for you, built with me and with Jervis, then reviewed at day 90.
  • Ride-alongs. My appointments, from week one.
  • The recorded curriculum. I kept all of it. You get it, not only the sessions you happen to attend.
  • A team that answers on a Sunday.
Your side
  • 10 names a week, written down. Every week. This is the whole job in one line.
  • Calls, not texts. The list only works if you pick up the phone.
  • Turn up to training. Kickstarter, Level Up, and the evening sessions.
  • Reply fast. One minute to answer an enquiry, one day to meet.
  • Tell me early when it is not working. I cannot fix what I hear about in month three.

Honestly

What this costs you.

ItemWhat to expect
Portal packageA PropertyGuru welcome package runs to roughly $4,500, and it is not covered for you. Budget for it before you start rather than discovering it in month two.
Your own runwayCommission is paid on completion, not on a handshake. Work out how many months you can carry your own costs with nothing coming in, and be honest about the number.
TimeTraining most evenings in the first two months, on top of prospecting during the day.
What I will not doPromise you a figure. Anyone who shows you an income ladder for your first year is selling you something.

Before you sign
anything

Interview me.

This is the same advice I gave my career coaching clients for years, and it matters more than which agency name ends up on your card.

  • What do you own, and what have you lost? Both halves. The second one tells you who you are dealing with.
  • When did you last tell a client not to buy? If they cannot recall one, they never have.
  • How many people have you brought in before me, and how are they doing?
  • What happens if we are not a fit in six months?

If any of those answers are vague, that tells you something useful. Ask them of me, and ask them of everyone else you meet.

Come and see

Come to the office and decide for yourself.

Message me and I will walk you through the office, the training calendar and the 90-day plan, and you can sit in on a real team session while you are there. No commitment, and I am not going to chase you afterwards.

Goes straight to me on 8686 0185. No form, no recruiter, no mailing list.
